Thomas Developments' 88 Queen master plan, completed in 2025 on the north side of Queen Street East between Church and Mutual. It shares the block with its sister tower, 88 North, on Shuter Street, and the full-block plan, designed by Hariri Pontarini Architects for the towers along Queen and mid-block, links its buildings with brick-lined pedestrian mews, shops and two public outdoor spaces. The 501 Queen streetcar stops at Church and Queen a minute away, Queen station is about six minutes on foot, the 505 Dundas streetcar stops at Dundas and Church, and the 75 Sherbourne bus runs along Sherbourne Street. Yonge-Dundas Square, the Eaton Centre and Massey Hall are a short walk away. St. Michael's Hospital, Toronto Metropolitan University and the restaurants and cafés along Church Street are all within walking distance.
