About
About this building
9 Spadina Ave is the Harbour View Estates Lofts, a smaller loft-style building at the foot of Spadina Avenue near Bremner Boulevard.
- Smaller loft-style buildingLoft building
- Full Super Club accessSuper Club
- Spadina streetcar at doorStreetcar here
- Hydro, heat and water incl.Hydro included
Concord Adex finished it in 2005, and it is run together with the tower at 10 Navy Wharf Crt. Residents still get full access to the Harbour View Estates Super Club, one of the largest recreation centres in the area. Heat, hydro, water and air conditioning are all in the fees, as are building insurance and shared-space upkeep. The Spadina streetcar stops at the door for trips to Union Station or north to Chinatown, and the lake, the CN Tower and the Rogers Centre are a short walk away.

“Fees cover more than people expect, including the whole Super Club. Compare the full monthly cost, not just the condo fee, with newer towers.”

“Ask concierge how late-night deliveries are handled. A couple of my parcels were left at the wrong desk before I sorted it out.”
“The den works as an office for working from home, and the Super Club business centre is a good backup on days when the internet is down.”
“Weekday mornings are the quietest time at the Super Club. Weekend afternoons in summer get busy, especially at the pool.”
“Ask about recent leaks. A pipe problem above us damaged the ceiling and it took weeks of back and forth before the repair was finished.”
“Short-term rentals are not welcome here.”
“Loft windows are beautiful but the sun is strong. Budget for blackout blinds and a portable fan, as the suite heats up fast on summer afternoons.”
“Elevator bookings for moves are shared with only a few suites, so you can usually get the slot you want, unlike in the towers next door.”
“The lofts are small, so you see the same neighbours every day. It feels more like a community than the towers, and people do notice who comes and goes.”

- Good value once you count everything the fees cover
- Small, quiet building
- Big windows and tall ceilings
- Traffic noise on the Spadina side
- Older bathrooms in some suites
Wish I'd known: Fees cover more than people expect, including the whole Super Club. Compare the full monthly cost, not just the condo fee, with newer towers.
We bought last year after renting in a newer tower nearby. The fee looked high at first, but it includes access to one of the best amenity centres in the city, so overall we pay less each month than before. The lofts are calm and well kept, and we love the light from the big windows.

I've only been here since the summer, but I'm happy so far. The hallways are clean and quiet, the staff are friendly, and having a full gym and pool in the complex means I cancelled my gym membership. I walk to work on Bay Street in about twenty minutes.

- Close to everything downtown
- Amenities are excellent
- A couple of parcels went astray
- Spadina noise at night
Wish I'd known: Ask concierge how late-night deliveries are handled. A couple of my parcels were left at the wrong desk before I sorted it out.
I'm staying in a family member's suite while I finish school. The building is nice and quiet inside, but a couple of parcels have gone astray, and the Spadina side is noisy late at night. The pool and gym make up for a lot.

- Feels like a boutique building
- Quiet halls and friendly neighbours
- Long-time residents and a steady board
- Elevator repairs caused some disruption
Wish I'd known: Weekday mornings are the quietest time at the Super Club. Weekend afternoons in summer get busy, especially at the pool.
Eleven years in and we still love it. The lofts feel like a boutique building that happens to share a huge amenity centre. Many of our neighbours have been here as long as we have, and the board is steady and careful with money. Elevator repairs were a bit of a hassle for a few weeks, but they were well communicated.

- Location by the lake
- Pool was nice
- Leak repair took weeks
- Poor cell reception inside
- Noisy at night on the Spadina side
Wish I'd known: Ask about recent leaks. A pipe problem above us damaged the ceiling and it took weeks of back and forth before the repair was finished.
I wanted to love it here, but a leak from upstairs damaged our ceiling, and between the landlord and the building it took weeks to sort out. My Rogers signal barely worked inside, so I took calls on the balcony. The Spadina side was noisy at night, especially after Jays games. The amenities are great, but I moved out when the lease ended.

- Super Club pool and gym
- Streetcar stop right outside
- Suite gets very hot on summer afternoons
- Traffic and streetcar noise
- Rent is on the high side
Wish I'd known: Loft windows are beautiful but the sun is strong. Budget for blackout blinds and a portable fan, as the suite heats up fast on summer afternoons.
I like the building but have mixed feelings about the suite. The windows look great, but the afternoon sun makes it very warm in summer and the cooling struggles to keep up. Being right on Spadina, the streetcar and car traffic are constant. On the plus side, the Super Club is excellent and I'm a short walk from the waterfront trail.

- Visitor parking is shared with the towers
Wish I'd known: Elevator bookings for moves are shared with only a few suites, so you can usually get the slot you want, unlike in the towers next door.
We moved here from a 50-storey tower and the difference is night and day. There are no long elevator waits, the halls are quiet, and moving in was easy. Management answers emails the same day and the building is kept spotless. We get all the Harbour View amenities without the crowds. It's one of the best-kept secrets in CityPlace.

- Quieter, more private than the big towers
- Full access to the Super Club
- Tall ceilings and big windows
- Spadina and Lake Shore traffic noise
- Fewer elevators, so an outage is felt
Wish I'd known: The lofts are small, so you see the same neighbours every day. It feels more like a community than the towers, and people do notice who comes and goes.
We chose the lofts over the towers next door because we wanted something smaller and quieter, and that's what it's been. There are only about a hundred suites, so you get to know your neighbours, and the lobby never feels busy. We still have full use of the Super Club, which we use most days. The big windows and high ceilings are lovely, but they also let in the sound of Spadina and Lake Shore traffic, especially in summer.
